Today was the opening of Tuscany’s newest show homes. After visiting the show homes today, we have gathered the most up-to-date information on show home models, house prices & lot prices.
Listed below contains information on each builder, the show home built and the estimated base price. All the show homes had a certain amount of upgrades ranging from 20K to 150K. Make sure that when you fall in love with a plan, its actually the floor plan and not the upgrades they completed. The upgrades can make ANY house look 10 times better (make sure you know the cost).
As for lot prices, none of the builders know as the lots will not be released until September / October. The estimated lot prices given by the builders are approximately $130K and up. Some builders are doing lottery while others just recommend checking back with them later. So if you’re interested, contact them ASAP and see what you can do about getting a lot.

Showhome 1: The Ventura II
Sq Ft: 1465 (Bungalow Style)
Base Price $263 900 (Effective Until Aug 24 06)
Features: Den, Dining Room, Kitchen, Great Room, Master Bedroom all on the main floor. 2 bedroom and recreation room in the basement.
Showhome 2: The Grandview III
Sq Ft: 2160 (2 Storey)
Base Price $281 900 (Effective Until Aug 24 06)
Features: Open to below over the great room. Bonus room upstairs looks over the great room. 3 bedrooms upstairs with master ensuite that comes with 2 sinks.
Cedarglen Homes
Showhome 1: The Contender II
Sq Ft: 1898 (2 Storey)
Base Price: $256 800
Features: Flex room on first floor. Upper floor has bonus room, 3 bedrooms and spacious ensuite. Minimal upgrades within this showhome model. Remember to look at the floor plan when viewing this model and not the light purple wall color. It can definitely skew your thoughts on this showhome.
Showhome 2: The Genesis VIII
Sq Ft: 2231 (2 Storey)
Base Price: $313 300
Features: This was definitely one of the nicer showhomes. The reason: they’ve upgraded almost everything in this home. Dropped ceilings, coiffered ceilings, everything in the kitchen (cabinets, island, countertops), base boards, raised bathroom vainities, hardwood floors, and the list goes one. If you like this home, we recommend buying the cheapest floor plan and just go to town on the upgrades. (Our guess: probably 100K and plus, the exact pricing couldn’t be given by the builder as the showhome was just finished)
Cardel homes
Showhome 1: Cascade
Sq Ft: 2200 (2 Storey)
Base Price: $N/A
Features: The showhome has an old country feel to it. It features a flex room, family room and walk in closet at the garage entrance. Upstairs contain a 3 bedrooms and a bonus room.
Showhome 2: Bayview 2
Sq Ft: 2100
Base Price: $273 000
Features: This showhome features an open to below great room concept with its fireplace being the focal point of the room. Definitely, the second best showhome on the block. Upstairs features 3 bedrooms, bonus room and a 5 piece master bath ensuite complete with a skylight. (Our estimate on upgrades – $70K +/- 20K).
Baywest Homes
Showhome 1: Kootenay IV
Sq Ft: 2215 (2 Storey)
Base Price: $312 400
Features: With only approximately $30K in upgrades, this floorplan speaks for itself. It features an open to below great room concept making the great room very open. First floor has walk through pantry and parlor. Upstairs has 3 bedrooms with vaulted bonus room.
Showhome 2: Alpine IV
Sq Ft: 2516 (2 Storey)
Base Price: $368 400
Features: This was undoubtedly the nicest showhome on the block. It had a 2 way fireplace separating the dning room and the living room, walk thru pantry, double doors to the study, double doors for the front door closet. Upstairs features and exquisite master bedroom (28’x29’) with vaulted ceiling. The bed faces a island wall with a see thru fireplace. Both two sides of the fireplace wall lead to a spacious ensuite with double sink and sit down vanity in the middle. The tub is right next to the fireplace. Although the upstairs doesn’t come with a bonus room, the master ensuite is definitely a one of a kind luxury for 2000 sq ft homes. For approx. 90K in upgrades, it may be worth it to build a home like this.
